The 14-story senior living facility was originally served by a 400-ton central plant hydronic HVAC system. This setup included two 200-ton cooling towers, modular chillers, hot water boilers, and 216 four-pipe fan coil units for residential spaces. Common areas on the first floor had an additional 40 tons of dedicated HVAC capacity.
The Challenge
The building faced chronic leaks in its hydronic piping system, particularly in eight vertical shafts spanning from the roof to the first floor. The owner initially planned to replace the shaft piping, estimated at $2 million, gradually replacing additional equipment over several budget cycles. However, this posed a significant challenge in maintaining the facility's operations uninterrupted during the extensive and costly phased upgrades.
The Dilemma
