Existing System

The West Hollywood Residency was a new construction project with no pre-existing HVAC systems. The focus was on creating a state-of-the-art mechanical system from the ground up to meet the needs of a senior living community.

The Challenge

The project presented several challenges, including installing a complex mix of comfort, ventilation, exhaust, and smoke-control systems across 10 stories. Each phase demanded careful planning and precise coordination, from major rooftop crane picks to detailed installations above finished ceilings. The need for reliable, individualized comfort for residents added a layer of complexity.

The Dilemma

While it was tempting to take shortcuts with standardized solutions, M3 Mechanical opted for a tailored approach, ensuring a high-performance system that met the unique demands of the facility.

The Solution

M3 Mechanical's engineering team chose a design-build approach, incorporating 218 PTAC units, 84 tons of VRF equipment, and 424 fans to enhance comfort and efficiency. The inclusion of heat-recovery VRF systems and combination fire/smoke dampers ensured safety and performance. Value engineering was key to winning the project and delivering a cost-effective solution.

The Process

M3 meticulously planned the installation phases, coordinating closely with construction teams to minimize disruptions. The use of prefabricated components and after-hours work ensured timely progress. Each step, from installing 43 refrigerant line sets to setting up HVAC controls and variable-frequency drives, was executed with precision. Third-party certified air balancing confirmed system performance.

The completed system provides reliable, individualized comfort and dependable ventilation across the facility. The integration of advanced controls and energy-efficient equipment ensures long-term reliability and efficiency, enhancing the living experience for residents and staff alike.
